Buying new Porsche

I am buying a new Porsche and have been to the local dealer. However, buying below sticker doesn't seem to be an option there. Has anyone out there succeeded in buying a new Porsche for below sticker? I am looking at a new Cayman S or 997 with target date late February when my current lease expires.

We ordered our 2002 Carrera from the dealer and got $4K off the sticker - another dealer offered $2K off and others said beacuse the car was new there would be no discount or, in one case, a $10K markup.
