O/T: Garage purchase

O/T but I'm hoping the experts on here will have an answer :)

I'm looking to purchase a freehold garage in the Southern half of Hampshire, in which to store some car bits for a future restoration. It doesn't need to be special (No water or electric) but should be fairly watertight.

I'm getting conflicting ideas of how much I should be looking to pay. Has anyone any ideas?

Expect to pay 10,000 if you can find anything at all. Very rarely they turn up in Loot, but a local estate agent and plenty of asking about is needed. Local council will rent you as many as you need at about 8 - 10 pounds a week each.

Yep. It's just not worth buying one, to my mind. I rent three council ones locally, just on the NW edge of the M25, and they're about that money. They're dry (to varying extents - they're all in slightly different locations), secure, and generally not too bad at all.

A detached single garage on a tiny plot of land round here was converted into a dwelling. Can't really say house. Sold for over 175,000. Had off street parking for one small car.

Somebody's applied for planning permission to demolish half a dozen currently council-rented lockups at the end of the block where I have one. They want to build a four bedroom house on the land.

It'll be around £4-500,000 worth when done.

This is the way I look at it.

Assume you have the cash to buy one in the bank earning 5%. How much would this work out a week?

Now, how much does a garage cost to rent a week? If it's more than you'd earn putting the money in the bank then you are better off buying, surely?

You have also got to take into account that the garage will increase in value given enough time.

Now factor in the chunk that the local council will want (is it rates this week? I dunno) and maintenance costs whenever the local scrotes want to vandalise it.

Then, when you don't need it any more, no bugger wants to buy it off you.

Council Tax is not payable on a garage.
