Lots of people do start off with a nice enough 3 or 4k saxo then spend the same again modifying it

You'd be surprised. There are plenty of VTR/S's out there with forced induction, very swift they can be too.

How much has he spent INSIDE his house. Just because he cant get a bigger mortgage doesn't mean he isn't better off.

Oh I know, I was just pointing out exactly that, he'll probably have tens of thousands in cash immediately to hand.

One of the dealers near us has an SLK, ok it's nothing amazing but he won't have got it on credit. Thats a minimum of around 15k cash to hand for him, and we live in a small village

Of course they don't want to be living in massively expensive property, it increases the likelyhood of the neighbours complaining.

Pick the right expensive part of Essex, and the biggest problem is likely to be that your neighbours being your competitors or suppliers.

However, my point stands - that no proof of income is NOT a bar to a mortgage. Many, many self-employed people manage quite happily without the "right" pile of accounts.
